In a multiple representation situation, it is crucial that all parties involved in the transaction both understand and accept that multiple representation exists. They must also be fully aware of the brokerage’s responsibility to each client. The layman’s version of the confirmation of co-operation and representation provides explanations of each provision, paragraph or section of the form and is meant only to be a general overview. The layman’s version helps to ensure that all questions and ambiguities have been addressed before form 320 is signed by the parties in the transaction.
