While current prices remain substantially higher than pre-pandemic levels, there is no doubt that selling a waterfront property will be much more difficult in 2023 than in early 2022. Properly pricing your property will be critical in order to avoid leaving money on the table with too low a price or watching your property languish on the market at too high a price. Using a knowledgeable and experienced local Realtor will be key. I personally listed and sold 18 waterfront properties in our core western Kawarthas market in 2022, more than double any other Realtor. I also represented more buyers in their waterfront purchase in this core market than any other Realtor. To further limit the risk of over- or under-pricing your property, I have developed a waterfront valuation model that can estimate the value of your property based on current market prices and 15 key attributes of your property that are important to buyers.
