Achieving the highest possible sale price for a waterfront property is primarily a function of maximizing exposure to potential buyers and presenting the property in as flattering a manner as possible. 1. Accurate Pricing

  • Too low an asking price can leave money on the table while an over-priced property can languish on the market and become stigmatized.
  • Cottage properties also tend to be unique and therefore finding comparable sales is difficult.
  • To address this challenge we have developed a waterfront valuation model incorporating almost 1,000 waterfront sales across the western Kawarthas since January 2020. This model estimates the value of a waterfront property based on current market prices and 13 key attributes of the property that are valued by buyers.
  • The model is also effective in applying the traditional appraisal approach of using comparable sales to estimate the value of your property.
  • The model has strong predictive value (R-squared of 94%) and serves as an excellent starting point in discussing an optimal asking price.

2. Superior Presentation

  • Compelling photography and property descriptions are key in attracting attention to a waterfront listing.
  • We use the leading edge “flambient” technique in our interior photography whereby both flash and ambient light are combined in our photos to ensure proper exposure and true colours.
  • We also employ drone photography and iGuide virtual tour/floorplan technology to showcase our listings.
  • Our extensive experience in working with cottage buyers has provided us with a good sense of which features to emphasize in the listing overview, and to avoid tired clichés.

3. Maximum Exposure

  • We place our listings on both the local and Toronto real estate boards, as well as on private websites such as HouseSigma to ensure maximum exposure to realtors and buyers.
  • Listings are also highlighted on our informative website (kawarthawaterfront.com), which is very popular with buyers who wish to learn more about waterfront properties in the western Kawarthas, many of whom reach out for assistance in their cottage search.
  • Our listings are also showcased on Instagram, Facebook and X.

4. Local knowledge

  • Most cottage buyers in our market come from the GTA and an increasing number use their GTA realtors, who normally have little expertise in our local waterfront markets.
  • Our local knowledge of the lakes in the western Kawarthas allows us to respond to questions and concerns from buyers and their realtors with credibility.
  • Where appropriate, we also share our market data and analytics to provide buyers with comfort that the asking price is reasonable.
